Dear Real Estate Professional:

We are interested on doing business with you today. As a Real Estate Professional, you are our best contact to find good properties opportunities. First, as you search the MLS you could come across many potential properties. Second, as you travel showing properties to your buyers or sellers you could drive by fixer uppers. Third, you could come across potential deals such as Pre-foreclosures, Foreclosures, REO’S, Probate properties, Bankruptcy, Vacant-house owners, etc. We are interested on any good deal that you come across. We buy properties to resell, rehab, rent, lease option, and others.

This is what we are looking for: (Specific Criteria)

a. Condos, town houses, single family houses in the lower to mid-price range for your area.
b. Market Area - To see a list of areas we consider

c. Average condition - Houses in fairly good, good and excellent condition.

d. If price is good - Ugly houses, junkers.

All properties must be priced at 75% - 80% or less of the as-is value, or the seller must be flexible on the terms of the sale (such as open to a lease option, subject to the existing financing, or a large owner-carry deal).

e. For fixer uppers - We will appraise the condition of the property and make an offer.

If you could investigate the seller’s motivations, flexibilities, and circumstances, it will help us prepare our offer.

We have to emphasize the fact that we will buy cash if we can make a good profit. This means we will only consider deals that are low in price, (under market value). If we have to hold on to a property for a while, the property needs to provide cash flow (i.e., produce enough rental income to cover all the holding costs).

This is what’s in it for you:
There are different ways you can make money with us. It all depends on what you would like to do. Here are some possibilities:

a. Your commission. (selling or buying)
b. Finders fee that could range from $250.00 to $1000.00 depending on the deal, (after the closing).
c. A flat rate fee.
d. A percentage of the deal.
e. A partnership with us.

One thing we are not interested on is a printing of all the listings in a specific area. Instead you could narrow the field considering the Specific Criteria we have explained before. Please also remember that if you have an exceptional deal, not covered by our specific criteria, we may be interested on it. If it’s good we will consider it.
